Eagle River is the most popular first-home destination in the Anchorage area — and it's easy to see why. It sits in a valley flanked by the Chugach Mountains, with Chugach State Park's trail network accessible within minutes. The community has its own commercial center (Fred Meyer, restaurants, medical offices), excellent schools led by Eagle River High School (A– Niche grade), and a genuine small-town identity that Anchorage proper can't replicate.

The market is very competitive — homes sell in about 15–16 days on average, with hot homes going pending in just 4–6 days and sometimes selling above list price. Eagle River Valley (the deeper, more scenic sub-area near Chugach State Park) has a median listing price around $495,000 and is even faster-moving. Chugiak is a community within the Municipality of Anchorage, despite feeling distinctly separate from the city. It runs along the Glenn Highway between the Birchwood community to the south and the start of the Matanuska-Susitna Borough to the north. It shares Eagle River's amenities — library, retail corridor, medical services — but has a quieter, more rural residential character. Lots are larger, neighbors are further apart, and the pace of life is slower.

Chugiak's median home price in 2025–2026 has ranged approximately $350,000–$550,000 for single-family homes, with significant variation depending on acreage — larger lots in the 1–5 acre range command a premium. For buyers who want more land than Eagle River typically offers, but don't want to commit to the Mat-Su Valley commute, Chugiak is a compelling middle ground. To JBER's main gate, Chugiak is among the closer rural-residential options in Alaska — typically 20–30 minutes in normal conditions.

Chugiak uses Chugiak High School (part of Anchorage School District), which shares a good reputation with Eagle River's schools.
